Tract 1 of the James A. Joy Survey describes a 47.64 acre tract containing two plats, one containing 1.9 acres and one containing 28 acres, the balance of 17.7 acres will be used by the Texas Hwy Dept. in building Hwy 9 or will become part of the ROW (Right of Way) for the highway. Unneeded land, if any, is promised to be returned to the current owner. Loop 9, segment B, will be a 10 mile long segment connecting I-35 just north of Red Oak and I-45 just south of Wilmer. It will consist of two three-lane frontage roads and a median about 200 feet wide. It is planned to be constructed in 4-phases. Phase-1 began construction in 2022 and is scheduled for a 2025 completion. The addition of Loop 9 to the transportation infrastructure in southeast Dallas county will encourage much residential and commercial development in the area. The two transferrable plats described above contain 29.9 acres and are perfect for service and shopping development.
